Arcadia Advisory

The owner's side of the table, from site to steady state.

Arcadia Advisory is an independent, senior-led owner's representative for highly technical facilities: data centers, semiconductor fabs, life sciences, and biotechnology. We protect your cost, schedule, and quality from the first site study until the facility is running the way it was designed to.

Independent by design

No brokerage, no leasing desk, no transaction fees. Our only interest is the outcome of your project.

Senior-led, every engagement

You work directly with a principal who has spent nearly three decades on the owner's side, not a rotating bench of junior staff.

Built for technical complexity

Power, cooling, cleanrooms, process systems, and validation demand an owner's rep who speaks the language of the facility.

Services across the full project lifecycle

Engage us for a single phase or from the first site visit through stabilized operations. Either way, decisions made early are carried through by the same advisor who made them with you.

  1. 01

    Site Selection

For mission-critical facilities, the right site is decided by infrastructure as much as by land. We screen candidates against what your facility actually needs to run.

    • Power availability, capacity, and utility timelines
    • Fiber, water, and wastewater capacity
    • Incentive and tax program evaluation
    • Natural hazard and development risk screening
  2. 02

    Entitlements

We lead the approvals path so zoning and land use questions are settled before they can threaten your schedule.

    • Zoning and land use strategy
    • Approvals process management
    • Community and stakeholder engagement
    • Utility and jurisdictional coordination
  3. 03

    Planning & Permitting

We turn business requirements into a program, budget, and schedule you can hold the team to, and manage the permit path alongside them.

    • Facility programming and requirements definition
    • Master budget and schedule development
    • Permit strategy and agency coordination
    • Risk register and decision framework
  4. 04

    Pre-Construction

The most leverage over cost and schedule comes before anyone breaks ground. We make sure it is used.

    • Design management and review
    • Delivery method and procurement strategy
    • Constructability and cost reviews
    • Long-lead equipment planning
  5. 05

    Construction

We sit on the owner's side of every conversation with designers and contractors, keeping the project accountable and you informed.

    • Cost, schedule, and quality oversight
    • Change order review and negotiation
    • Safety and site performance monitoring
    • Clear, regular reporting to leadership
  6. 06

    Transition to Operations

A facility is not finished when construction is. We manage the handoff so your operations team inherits a building that works and the knowledge to run it.

    • Commissioning oversight
    • Turnover documentation and close-out
    • Operations team training and readiness
    • Warranty and punch list management
  7. 07

    Operational Excellence

After occupancy, we help you confirm the facility performs as designed and carry lessons forward into the next program.

    • Post-occupancy performance review
    • Lessons learned for future programs
    • Capital planning support
    • Continuous improvement initiatives

Sectors where precision is not optional

We focus on facilities where the building is part of the process, and where a missed requirement shows up as downtime, contamination, or a failed qualification.

Our primary focus

Data Centers

Demand for capacity is moving faster than the grid, the supply chain, and most permitting processes. We help owners secure power, lock in long-lead equipment, and deliver capacity on the schedule the business depends on.

  • Hyperscale and colocation campuses
  • AI and high-density deployments
  • Utility power strategy and on-site electrical infrastructure
  • Mechanical and liquid cooling systems
  • Phased delivery and expansion planning

Semiconductor

Fabs combine cleanroom construction, ultrapure water, specialty gases, and process tool installation on schedules tied to enormous capital commitments. We keep the owner's interests at the center of that complexity.

Life Sciences

Laboratories and cGMP manufacturing facilities must be designed, built, and documented to pass qualification. We align design, construction, and validation so turnover is not where problems surface.

Biotechnology

From research facilities to biomanufacturing scale-up, we help growing companies make sound facility decisions as programs evolve and capital needs to stretch.

A principal on your project, not a name on a proposal

Arcadia Advisory was founded by Jason M. Beck, whose career spans more than 29 years in real estate development and senior executive construction management.

That experience on the development side shapes how we work. We understand the decisions an owner has to make, the pressures behind them, and how quickly a technical project can drift when no one at the table represents the owner alone.

Large firms bring scale. We bring focus: direct senior involvement, independence from brokerage and transaction interests, and a practice built specifically around the facilities that are hardest to deliver well.
